Upfront Pricing
Professional home repairs with clear, upfront pricing. Standard services include labor, basic installation materials and cleanup. If conditions differ from the submitted description or photos, Dan will discuss and receive approval for any additional work before proceeding.
HOW PRICING WORKS
- Minimum booked visit: $195 (up to 2 hours).
- Inspection / diagnostic visit: $145, applied toward the approved repair when appropriate.
- Standard services are fixed prices for the scope described. Anything beyond that scope — new wiring, plumbing lines, framing, permits, rot, mold, corrosion, structural damage, or a damaged frame/jamb/box — is quoted and approved separately before work begins. It is never added silently.
- Customer-supplied fixtures: the customer provides the fixture unless the listing says Dan supplies it. Clear photos are required before fixture, screen, drywall, and door work is confirmed.
- Service area: Chula Vista, National City, San Ysidro, Imperial Beach, Bonita, and South Bay San Diego. Out-of-area trip charge $95–$150; special material pickup $45–$75.
- CSLB note: projects stay under $1,000 combined labor + materials, require no permit, and use no employee labor. Larger work is a custom estimate, not split into smaller contracts.
FIXED-PRICE SERVICES
1. Interior door adjustment — $195
- Included: inspection and adjustment of hinges and strike plate, correction of minor rubbing or alignment, basic fasteners, operational testing.
- Customer provides: clear photos and access to both sides of the door.
- Not included: replacement door, damaged jamb, structural movement, significant wood repair, painting, specialty hardware.
- Scope growth: quoted and approved separately before work begins.
2. Cabinet door or drawer repair — $195
- Included: adjustment or reconnection of up to three standard hinges/slides, basic fasteners, operational testing.
- Customer provides: clear photos.
- Not included: replacement cabinets, drawers, or hardware beyond basic fasteners; refinishing.
- Scope growth: quoted and approved separately before work begins.
3. Exterior door weather seal — $225
- Included: replacement of standard perimeter weatherstripping or bottom sweep, fit and seal check.
- Customer provides: clear photos.
- Not included: door or frame replacement, threshold replacement, structural repair.
- Scope growth: quoted and approved separately before work begins.
4. Patio screen-door rescreen — $195
- Included: standard mesh and spline replacement in the existing, reusable frame.
- Customer provides: clear photos; frame must be reusable.
- Not included: new frame, rollers, track repair, or custom screen material.
- Scope growth: quoted and approved separately before work begins.
5. Standard light-fixture replacement — $195
- Included: removal of the old fixture and installation of the customer-supplied fixture on an existing working box, basic connections, testing.
- Customer provides: the fixture; clear photos.
- Not included: new wiring, new or relocated box, ceiling repair.
- Scope growth: quoted and approved separately before work begins.
6. Electrical receptacle replacement — $85
- Included: like-for-like replacement of one standard receptacle (15A or 20A, 125V) on existing wiring and box — power off, swap, faceplate, power and polarity testing.
- Customer provides: the receptacle, or Dan supplies a standard unit (billed with material markup).
- Not included: new wiring or circuits, new or relocated box, panel work, troubleshooting a dead circuit.
- Additional receptacles on the same visit: $70 each. Booked visits carry the $195 minimum.
- Scope growth: quoted and approved separately before work begins.
7. Smoke / CO detector replacement — $195
- Included: installation of up to three customer-supplied units in existing locations, testing.
- Customer provides: the units; clear photos.
- Not included: new wiring, new locations, hardwired system work.
- Scope growth: quoted and approved separately before work begins.
8. Smart lock or door hardware installation — $195
- Included: installation of customer-supplied hardware on a compatible door, fit and operation testing.
- Customer provides: the hardware; clear photos.
- Not included: door modification beyond standard fit, new bore/drilling for incompatible doors, wiring.
- Scope growth: quoted and approved separately before work begins.
9. Basic sink drain clearing — $195
- Included: clearing an accessible trap or minor blockage, testing drainage.
- Customer provides: clear photos and access.
- Not included: main-line work, pipe replacement, work behind walls.
- Scope growth: quoted and approved separately before work begins.
10. Faucet replacement — $185
- Included: removal of the old faucet and installation of a customer-supplied standard faucet using existing connections, leak testing.
- Customer provides: the faucet; clear photos.
- Not included: new supply lines/valves beyond standard connections, countertop or sink modification, corroded-fitting repair.
- Scope growth: quoted and approved separately before work begins.
11. Garbage disposal replacement (customer-supplied) — $245
- Included: like-for-like replacement using serviceable existing connections, testing.
- Customer provides: the disposal; clear photos.
- Not included: new electrical or plumbing lines, drain reconfiguration, corroded-fitting repair.
- Scope growth: quoted and approved separately before work begins.
12. Ceiling-fan replacement — $175
- Included: removal of the old fan and installation of a customer-supplied fan on an existing fan-rated box, balancing and testing.
- Customer provides: the fan; clear photos.
- Not included: new wiring, new or fan-rated box installation, ceiling repair.
- Scope growth: quoted and approved separately before work begins.
13. Small drywall repair — $195
- Included: one hole up to approximately six inches — patch, sand, and prime, paint-ready.
- Customer provides: clear photos.
- Not included: painting the finish coat, texture matching beyond standard patch, water-damage source repair, large or multiple holes (priced per additional spot, below).
- Scope growth: quoted and approved separately before work begins.
SPECIALTY PRICES (supplied-and-installed where stated)
- ½-HP garbage disposal, supplied and installed: $295
- ¾-HP garbage disposal, supplied and installed: $445
- Toilet reset/replacement, customer-supplied: $200 first toilet (normally $225); each additional same-visit toilet install: $150; toilet haul-away: $50. Not included: subfloor repair, new supply line beyond standard connections — quoted and approved separately before work begins.
- Toilet flange repair (during a toilet replacement or reset, toilet already pulled): +$150 — stainless repair ring or flange extension, new closet bolts, wax ring, reset and leak test. Full flange replacement (pipe cut and rejoined) is quoted and approved separately before work begins. Standalone flange repair rides on the $195 minimum booked visit.
- Gate-latch replacement and paint touch-up: $295
- Murphy-bed assembly: $300
- Four vinyl-plank replacements: from $275
- Shower-door seal and shower recaulking: from $425
- Tankless pressure-relief valve replacement: $274.80
BUNDLES (no separate trip)
- Home Maintenance Visit — $195 (up to 2 hours, multiple small tasks: cabinet adjustments, loose towel bars, minor door adjustments, reconnecting sink stoppers, replacing customer-supplied hardware, filling small screw/anchor holes). Materials beyond basic fasteners and consumables are additional.
- Half-Day Repair Block — $350 (up to 4 hours of compatible small repairs at one property). Recommended when a customer selects three or more services.
- Full-Day Home Repair Block — $695 (up to 8 hours for a prepared task list). Materials and specialized disposal are additional.
SAME-VISIT ADD-ONS (only after a qualifying booked service, never as separate trips)

MATERIAL MARKUP
Under $50: 30–35% · $50–$250: 20–25% · Over $250: 15–20% · Special-order/custom: 20% plus pickup/shipping. Basic screws, anchors, tape, and incidental consumables are included in flat prices; fixtures, valves, hardware, paint, and specialty materials are listed separately.
WHAT IS ALWAYS QUOTE-ONLY (do not list as fixed prices)
Water-heater or tankless diagnostics, shower mixing-valve installs, backflow work, unknown leaks or water damage, suspected mold or rot, sliding-glass-door repairs with unknown rollers, custom doors or unusual openings, large exterior painting, flooring without matching material, structural or framing repairs, major electrical or plumbing alterations, gutter work at height, permit-requiring work, and anything approaching $1,000 combined labor and materials. These start with a $145 inspection or a custom estimate.
